Today’s blog topic is how long it takes to rent out a house in the Portland and Lake Oswego areas. Really, the amount of time to plan on depends on the house itself and the time of year the property is available for rent. We have found that in the spring and summer months, a great property can get rented to a tenant within two or three weeks of hitting the market. In the fall and winter months, the wait is often a bit longer, and you might have to wait anywhere from four to six weeks until your property is rented by a highly qualified tenant.
The amount of time it takes to get your house rented is directly related to how aggressively the house is priced. If a property is priced on the high end, it is going to take longer to get it rented. If it is less expensive, you will have an easier time attracting tenants, and it will get rented in less time. The trick is to find that sweet spot where the price is just right and you can count on getting it rented within about 30 days, regardless of the market strength.
Other things that affect how quickly you rent out your property include how well the house shows, whether there are any restrictions to when and how it is shown, whether the lighting is appealing and if any amenities are included in the home. Basically, the house has to be cute. That cute factor really comes into play when you are trying to get tenants to come and look at your place and imagine themselves living there. A house that is really cute by just about everyone’s standards will rent a lot faster than a house that does not have that appeal of cuteness.
